mooring wanted

I would like to buy a good, safe mooring place for my 12' fregatina preferably Msida area and close to the shore. renting will be also considered.

preferibly all year round, because now I am living in St Venera and Msida is the closest port much more easy to keep an eye on the boat than have to travel to Marsa Scala all the time.
